A New Jersey developer wants to construct 100 homes on 35.9 acres next to the Boyertown Middle School East. Last week, New Hanover Township posted a sketch plan from Paramount Realty, N.J. LLC on its Facebook page.
The business seeks approval to build 38 single-family residences, 42 townhomes, and 20 duplex homes near the intersection of North Charlotte Street and Big Road. Municipal officials received the proposal for the property, located at 3141 North Charlotte Street, on Dec. 17.
The plan shows three access points to the property. Two are located on North Charlotte Street (Route 663). The third is off Big Road (Route 73) between two businesses: Norstar Mortgage Services Inc., located at 2066 Big Road, and GEG Automotive, located at 2084 Big Road.
The design proposes two swim facilities at the southern and northern portions of the property. One of these is on a 1.9-acre long rectangular parcel at the southern end that abuts the school. The other, a 1.6-acre parcel along North Charlotte Street, ends near Miles Road.
The document identifies a central open space primary park area covering 3.59 acres and six additional open space areas, including a designated wetland, totaling 5.6 acres.
NHT Partnership, LP purchased the property, last appraised at $420,710, from Oreo LLC for $1 million in March 2018. The parcel has been sold four times over the last 26 years.
According to Montgomery County property records, Heritage Steeplechase LP acquired it from Henry Gaugler for $1 million in May 1999. In 2013, First Niagara Realty, Inc. purchased it for $1. In June 2021, KB Oreo, LLC bought the land for the same amount.
The current property owner is located in Doylestown, at the same address as Penn's Grant Corporation. The website described the entity as a fully integrated commercial real estate development, investment and property management firm.
Founded in 1975, Penn's Grant has grown and excelled as a result of its strong regional knowledge, extensive contacts and innovative ideas. The firm – whose CEO, Christopher B. Chandor, is described as a former 50-year practitioner of real estate and business law and president of the Doylestown Real Estate, Inc. company – identifies itself as the first in Bucks County to develop a residential condominium community.
