On Tuesday, Nov.11, at 7 p.m., Upper Hanover officials will conduct a public hearing to consider an amendment to their zoning Map. That amendment involves a 43-acre parcel that borders the Borough of Red Hill and Marlborough Township.
Currently the property is located in three zoning districts; LIC-1, (Light Industrial and Limited Commercial), R-2, (Medium Density Residential), and R-1 (Agriculture-Low Density Residential).
Officials will be considering whether or not to rezone the land in the IC-1 portion of the property to the R-2 District and leave the remainder of the zoning ordinance unchanged.
According to Montgomery County property records the land is owned by Demeno Properties, LP with an address listed as Salfordville Road, Harleysville.
In 2022, Supervisor B. Stefan Laessig reported that the developer hoped to build up to 84 homes on the property. He estimated the average lot size as 10,000 square feet.
Zoning, at that time, allowed for the construction of a large warehouse, according to Laessig. After the public meeting, he described the residential option as the lesser evil for the municipality and its residents.
The developer has presented a sketch plan to the township's planning commission, according to Laessig, who is a member. He said after the meeting that the builder had agreed to limit the construction to 2.2 dwelling units per developable acre. During the meeting, Laessig said the planning commission favors the submitted sketch plan, so long as the developer constructs what has been proposed.
The Upper Hanover Township building is located at 1704 Pillsbury Ave., East Greenville.
The meeting is open to the public.
