The Upper Hanover Board of Supervisors took a stand with a developer at their meeting on Tuesday, May 13.
No zoning change without lower density were the instructions given to Tuske Homes representatives who presented a sketch plan for a 44-acre tract on Gravel Pike adjacent to Red Hill.
The developer attended the meeting to ask for a zoning change for the property, currently zoned light industrial, to residential. They proposed a 52-unit, single-family home development on lots that ranged from 10,000 to 15,000 square feet, with two acres of open space.
This proposal provided less density than previous developers' plans but still did not get a favorable reaction from most of the supervisors. An adjacent development in Red Hill has 20,000 square foot lots, and to change the zoning, that's what the supervisors want to see. This would reduce the number of houses, which may not be viable for the developer.
In other development news, the supervisors agreed to accept dedication of a section of Northgate Boulevard from the intersection with 663 to Morgan Hill Road. Because federal funding was used in the initial project, the section is required to be a public road. Audubon Land Development, owner of the business center on the other side of 663, and PennDOT are working to align the center's driveway with Northgate Boulevard.
In road news, the supervisors approved the closure of one lane of Montgomery Avenue for three days for sewer work after school closes for the year.
