A Telford developer has sold a five-acre Pennsburg property where he was planning to construct 45 townhouses. Tim Hendricks, the president of Hendricks Group Developers, LLC, sold the land to a Berks County developer two months ago.
A subsidiary of Berks Homes paid $2.010 million for the property at 704 Montgomery Avenue on Sept. 9, according to information posted on the Montgomery County Property records website. It lists the new owner, NB at Deerfield LLC, as having the same address as the building company, located at 3335 Morgantown Road in Mohnton.
Multiple phone messages left Wednesday morning for William Colby, a Reading lawyer representing Berks Homes, were not immediately returned. A phone call to the developer's headquarters in Mohnton was not returned.
In January, a representative of the potential home builder previewed the units. Gerald Kresge, the general manager of Berks Homes, told council that his company would construct them. He told council that buyers could choose from six options.
Each model – with names that include Iris, Sunflower, Rose, Willow, Sassafras and Sweet Birch – includes a square footage range of 1,724 to 2,125. They all include 2 1/2 baths, at least three bedrooms and one- or two-car garages. Twenty-nine of the homes will have basements, according to the presentation.
According to its website, the company has developed varying communities in Berks, Lancaster, Northampton and Schuylkill counties. In Berks, it is currently seeking residents for a single-family development on Freemansville Road in Cumru Township. It also built the Fairview Square townhouse community, located in Mount Penn.
The Pine Vista Estates, located in Pine Grove in Schuylkill County, features single-family homes. A Summer Valley development in New Ringgold, a borough in the country, includes similar structures.
Prices for two single-family homes in Northampton County -- the Brook Hill Estates in Slatington, and the Vineyard Estates in Walnutport -- start in the $600,000 range. North Hills Duplex Homes, located in Northampton and featuring a variety of twin homes and townhomes, start in the high $300,000 range. At the Bridle Path development in Marietta, a borough in Lancaster County, single-family homes are priced in the high $300,000s, according to website descriptions.
Nine months ago, Pennsburg council passed a motion granting preliminary/final plan approval for Hendricks to construct 45 units on the former Kline Property. The members also voted to approve 10 waivers related to the development, known as Deerfield, in a separate motion.
Member Diane Stevens cast the lone vote against both motions. She expressed her opposition to several of the waivers in a text message following the Feb. 13 meeting.
