A proposal to build a WAWA convenience store in Upper Hanover Township was on the agenda for the Upper Hanover Township's Planning Commission on March 3.
A sketch plan shows the store, with fuel pumps, suggested to be constructed off of Northgate Boulevard, just southeast of the traffic light at Route 663. The site is an entrance to the Northgate Village development.
According to the Upper Hanover Zoning Map, the area where the 2.267-acre project is planned is zoned R3 – High Density Residential. However, according to the submission, it is part of the Traditional Neighborhood Design and commercial aspects of the overall project that were taken into consideration when it was created more than a decade ago.
Montgomery County property records list the owner as Northgate Village Commercial, LLP.
The Planning Commission will review the plan for compliance with state and township codes, zoning ordinances, and the subdivision and land development ordinance. The commission will make its recommendations to the township's Board of Supervisors.
In 2018, a plan was submitted by PB Northgate for a proposed commercial development at Morgan Hill Drive and Northgate Boulevard, across the street from the proposed WAWA. The initial proposal included 44,500 square-feet of space for a mix of commercial and retail use.
According to Montgomery County property records, that 7.22 acre site is owned by PB Northgate I, LLC. There has been no recent activity on that plan.
